What makes Habitat for Humanity unique is the partnership model. Selected families invest hundreds of hours of their own labor — called sweat equity — helping build their home and the homes of other Habitat families. This is not charity; it is a hand up that builds pride of ownership.

Eligibility Requirements

Habitat for Humanity selects families based on three criteria:

  • Need: Your current housing situation is inadequate — overcrowded, unsafe, or unaffordable
  • Ability to pay: You must be able to make affordable monthly mortgage payments (typically income between 30-80% of area median)
  • Willingness to partner: You commit to completing sweat equity hours and attending homebuyer education classes

The Application Process

Step 1: Contact your local Habitat for Humanity affiliate (search at habitat.org).

Step 2: Attend an informational session to learn about the program and requirements.

Step 3: Complete the application with documentation of income, housing need, and willingness to partner.

Step 4: If selected, complete homebuyer education classes and begin your sweat equity hours.

Step 5: Work alongside volunteers to build your home, then close on your affordable mortgage.

Habitat mortgages are designed to be affordable. Most affiliates offer 0% interest loans with monthly payments set at no more than 30% of the family’s income. There is no down payment in the traditional sense — sweat equity replaces it.

What “Affordable Mortgage” Means With Habitat

Unlike traditional mortgages, Habitat home loans typically feature zero or very low interest rates, no profit added to the home price, and monthly payments calculated to be affordable based on your actual income. The loan terms are usually 20-30 years, and the family builds real equity in their home.
